Over the years, Morris Construction has inspected many buildings and our experience and knowledge have allowed us to walk right to specific areas known as common areas of failure. Our moisture meters are a great help in finding boundaries and water saturation levels.

While we cannot always be certain of the source of the water intrusion or the extent of damages (major or minor) until the completion of our investigative work, years of onsite water damage repair experience has given us the knowledge to get pretty close, if not right on, to the source of failure(s) and resulting damage(s). For example -- a toilet may be leaking and the property owner, and even some contractors, believe the cause to be the failure of the toilet's wax ring. While this ring may have failed, other failures could involve a damaged toilet flange or the toilet itself if it was not double bolted to the floor. If a new flange is not installed and/or the toilet is not secured with a double bolt installation, causing it to loosened with normal usage, the mere replacement of the wax ring has not corrected the problem -- continued water leaking from the toilet will cause addition water damage and set the stage for dry rot. While this is a common and minor repair scenario, our expertise has been called upon on numerous occasions to repair water damaged areas and resulting dry rot after contractors and/or flooring companies have believed they "repaired" the problem.

Many insurance companies claim that the drying of wet components by a carpet cleaning or water restoration company is all that is needed for water intrusion claims. We find this recommendation limiting and it creates a greater risk for latent water and/or dry rot damages. It is always in the best interest of the property owner to hire a general contractor who is not only experienced in the restoration drying process but who is also licensed and can perform the necessary repairs. Carpet cleaning and water restoration companies are typically not general contractors and do not pursue the necessary replacement repairs that protect building structures from trapped moisture that can result in dryrot or mildew over time.
